Our building and design team comes to your home or site to assess the project and learn about your goals. During this session, our objective is to understand your needs, wants, priorities, budget and define the initial project scope. We’ll also provide design and building ideas you may not have considered including:

• Floor plan suggestions
• Design direction and ideas
• Material and finish suggestions
• Building advice, feasibility and expected project cost (approx. range only; not a firm estimate)
• Building methodology

Afterwards, you’ll receive a fee proposal for the next stage.

Investment
From $3,500+GST dependant on scope

Overview
During this stage we’ll prepare a detailed and accurate estimate of the overall cost of your project.

Our objective is to thoroughly investigate your project to avoid cost overruns during construction, identify potential building and design opportunities and risks, and provide a clear and viable building or renovation vision. Depending on your project, this may include:

• Detailed site inspection - i.e. ceiling cavity, roof, footings etc.
• Design concept development
• Space and layout planning
• Initial building design drawings
• Initial subcontractor and supplier quoting
• Scope of works development
• Building methodology and compliance planning and investigation work - i.e. engineering, mechanical, plumbing, electrical, fire, energy efficiency, soil test and geotechnical reports, town planning, certification and council requirements etc.

Our team designs your renovation in detail and finalises your plans including:

• Selection of materials and finishes
• Selection of plumbing and electrical fittings
• Custom cabinetry design
• Final subcontractor and supplier quotes
• Final scope of works and drawings for contract

Documentation package
You’ll receive a documentation pack to approve, including:

• Final contract value
• Detailed scope of works
• Final drawings
• Mood boards
• Finishes and fixtures schedule
